Five Towns Luxury · Nassau County
Luxury homes in the Hewletts generally trade from about $1.5 million to $5 million and above, with Hewlett Harbor posting a median sale price near $1.57 million in Q2 2026. The premium tier — Hewlett Bay Park and Hewlett Harbor — is defined by half-acre-plus lots, private and canal-front water access, and very limited inventory of roughly a dozen listings at a time. In a market where the county median sits near $820,000, the word luxury gets used loosely. In the Hewletts it has a fairly precise meaning, and it is driven by three things: land, water and privacy.
Yes. Hewlett Harbor and Hewlett Bay Park include canal-front and bay-front properties, many with bulkheading and private docks, positioned on the waterways that feed into Middle Bay and Reynolds Channel. Waterfront supply is very limited — typically a handful of listings at any time across all of the Hewletts.
Hewlett Bay Park and the waterfront streets of Hewlett Harbor consistently produce the highest sale prices, driven by estate-sized lots, water frontage and private village services. Because only a few homes close there each year, no single street can be reliably ranked — I can pull the actual closed sales for any street you are considering.
The luxury tier generally runs from about $1.5 million to $5 million and above. Hewlett Harbor's Q2 2026 median sale price was roughly $1.57 million, while the unincorporated Hewlett hamlet trades closer to $850,000 to $1.4 million for conventional single-family homes.
Most waterfront and low-lying properties in the area fall within FEMA-designated special flood hazard areas, where lenders require flood insurance on a mortgaged property. Premiums depend on the elevation certificate, foundation type and mitigation work. Always obtain a flood zone determination and an insurance quote during your due diligence period.
